The ruling

The tenancy is terminated, and the Tenant must move out by February 5, 2021. The Tenant must pay the Landlord $9,744.28 (less any amount paid after the application was filed) for rent arrears and compensation. If the Tenant does not pay the full amount by February 5, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
