What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and for causing undue damage to the premises. The Landlord has also applied for an order requiring the Tenant to compensate the Landlord for the damage.

The ruling

The tenancy is terminated effective January 30, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $4,400 in rent arrears and $190 in filing costs, for a total of $4,590 to be paid by March 22, 2021. If the Tenant does not pay the full amount by the due date, they will owe interest at 2% annually on the outstanding balance.
