What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord also applied to terminate the tenancy and evict the Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation.
The ruling
The tenancy is terminated effective May 31, 2021, unless the Tenant pays the Landlord $7,901 on or before April 30, 2021, or $9,001 on or before May 31, 2021 to void the order and continue the tenancy. If the Tenant does not make the full payment by the appropriate deadline, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Tenant must also pay the Landlord $7,315.88 for rent arrears and compensation, plus $36.16 per day for compensation for the use of the unit starting April 21, 2021 until the Tenant moves out.
