The ruling

The Landlord's application is granted. The Tenant is ordered to pay the April 2021 rent in full by April 20, 2021 and pay rent on time from May 2021 to April 2022. If the Tenant fails to make any of these payments, the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant is also ordered to pay the $175 application filing fee.
