What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant remained in possession of the rental unit at the time of the hearing.
The ruling
The Tenant shall pay the Landlord $661.60, which includes the rent arrears and the Landlord's filing costs, in monthly installments of $64.60 from December 1, 2020 to September 1, 2021, with a final payment of $15.60 on October 1, 2021. The Tenant shall also continue to pay the full monthly rent on time. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
