What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid N4 Notice and N8 Notice, and the Tenant had not paid the full rent owed.

The ruling

The tenancy is terminated effective December 3, 2021. The Tenant must pay the Landlord $1,231.79, which includes rent arrears, compensation for use of the unit, and the application filing fee, less the rent deposit and interest owed on the deposit. The Tenant must also pay $31.99 per day in compensation starting November 23, 2021 until the Tenant vacates the unit. If the Tenant does not pay the full amount by December 3, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
