What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant wilfully or negligently causing undue damage, and using the rental unit or residential complex in a way that is inconsistent with its use as residential premises.

The ruling

The tenancy is terminated, and the Tenant must vacate the rental unit by September 30, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must pay the Landlord $2,900 for the cost of repairing the damage and the filing fee. If the Tenant does not pay the full amount by September 30, 2021, the Tenant will owe simple interest at 2% annually on the outstanding balance starting November 1, 2021.
