What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to provide proof of insurance as required by the lease agreement. The Landlord served a valid N5 notice, but the Tenant did not void the notice by providing the requested proof of insurance.

The ruling

The tenancy is terminated effective December 27, 2020. The Tenant must vacate the unit by February 19, 2022 and pay the Landlord $11,102.20, which includes compensation for use of the unit, the application fee, and interest if payment is not made by the due date. If the unit is not vacated by February 19, 2022, the Landlord may file the order with the Sheriff for enforcement.
