What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant vacated the unit on February 29, 2020 prior to the hearing.

The ruling

The tenancy is terminated as of February 29, 2020, the date the Tenant vacated the rental unit. The Tenant shall pay the Landlord $4,632.24, which represents the rent arrears and application filing fee, less the rent deposit. If the Tenant does not pay the full amount by October 19, 2020, the Tenant will start to owe interest at 2% annually on the outstanding balance.
