The ruling
The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays the outstanding arrears of $7,511 in monthly installments of $400 from July 1, 2021 to January 1, 2023, and also pays the monthly rent in full on the first of each month during that period. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and the balance owing will become payable with interest.
