What happened

Landlord applied to terminate the tenancy and evict the Unauthorized Occupant, as the Tenant had transferred occupancy to the Unauthorized Occupant in a manner not authorized under the Residential Tenancies Act.

The ruling

The tenancy between the Landlord and Tenant is terminated as of March 1, 2021. The Unauthorized Occupant must move out by November 13, 2021 and pay the Landlord $7,282.12 in compensation and application fees. If the unit is not vacated by November 13, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
