What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant was properly served with notice of the hearing but did not attend.
The ruling
The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays $186.25 to the Landlord on or before the 1st of each month commencing July 1, 2021, up to and including June 1, 2023, and also pays the Landlord the rent for the months of July 2021 up to and including June 2023 in full, on or before the first day of each corresponding month. If the Tenant fails to make any of the payments as required, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and the balance owing shall become payable with interest.
