What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's dog attacking and killing another resident's dog, and biting the other resident. The Landlord alleged the Tenant failed to restrain her dog, which resulted in the incident that seriously impaired the safety of others in the residential complex.

The ruling

The Tribunal ordered that the tenancy continues, subject to the condition that the Tenant ensures any dog visiting or living in the rental unit is leashed in common spaces and refrains from biting or attacking other residents. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy. The Tenant was ordered to pay the Landlord's $186 application fee.
