What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to excessive pigeon droppings on their balcony and denying the Landlord entry to inspect the balcony and comply with a City of Toronto order.

The ruling

The tenancy is terminated effective March 31, 2019. The Tenants must move out of the rental unit by that date, failing which the Landlord may seek the assistance of the Court Enforcement Office. The Tenants are ordered to pay the Landlord $190.00 for the cost of the filing fee, failing which interest will accrue.
