What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant's dog, a 72-pound German shepherd named B, attacking another resident's dog on two occasions. The dog was declared a 'dangerous' dog by Animal Control and the Tenant was required to keep the dog muzzled at all times when outside the unit, but failed to do so.

The ruling

The tenancy is terminated effective May 17, 2017. The Landlord is authorized to offset $39.02 per day for compensation for the use of the unit from May 9, 2017 to the date the Tenant moves out, and $190.00 for the cost of filing the application. If the unit is not vacated by May 17, 2017, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement.
