What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant's guest starting a fire in the rental unit, which caused extensive damage, and the Tenant's failure to obtain required insurance, which interfered with the Landlord's interests.

The ruling

The tenancy is terminated, and the Tenant must vacate the rental unit by October 31, 2022. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must pay the Landlord $186 for the application filing fee, and will owe interest on the unpaid amount starting November 1, 2022.
