What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the Landlord's lawful right, privilege or interest, committing an illegal act, and seriously impairing the safety of any person. The Landlord alleged the Tenant had an excessive amount of combustible material in the unit, which posed a fire hazard.

The ruling

The Tribunal granted conditional relief from eviction, ordering the Tenant to comply with the Landlord's request to remove excessive clutter from the unit by June 20, 2020. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant was also ordered to pay the Landlord's application filing fee of $190.
