What happened
The landlord applied for orders to terminate the tenancy and evict the tenant due to rent arrears and persistent late payment of rent. The tenant had paid all the rent arrears prior to the hearing, so the L1 application was discontinued. For the L2 application, the tenant acknowledged being persistently late with rent payments but requested relief to pay rent by the end of the first week of the month.
The ruling
The landlord's L1 application was discontinued as the tenant had paid all rent arrears. For the L2 application, the Board granted relief from eviction subject to the condition that the tenant pay rent on time for the next 12 months, starting from May 2020.
