The ruling

The tenancy is terminated for non-payment of rent, unless the Tenant pays the full arrears of $3,661.50 by May 28, 2018. If the Tenant pays the arrears, the tenancy will continue subject to the Tenant paying rent on time and in full for the next year. If the Tenant fails to make any rent payment during that year, the Landlord can apply to terminate the tenancy without further notice.
