What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's requirement of the rental unit for personal residential occupation. The Landlord had previously attempted to terminate the tenancy using an N12 notice, but that attempt failed due to the Landlord not paying the required one-month compensation prior to the termination date. The Landlord then restarted the process by serving a new N12 notice and paying the compensation.

The ruling

The tenancy is terminated effective September 6, 2021. The Tenant must vacate the unit by that date. If the Tenant does not vacate by September 6, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement.
