What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant or an occupant of the rental unit wilfully or negligently causing undue damage to the premises. The Landlord also applied for an order requiring the Tenant to compensate the Landlord for the damage.
The ruling
The tenancy is terminated effective September 30, 2021. The Tenant must move out of the rental unit on or before September 30, 2021. The Tenant shall pay the Landlord $6,850 for the reasonable costs of repairing the damage and/or replacing the damaged property, and $186 for the cost of filing the application. If the Tenant does not pay the full amount owing by September 1, 2021, the Tenant will start to owe simple interest at 2% annually on the balance outstanding. If the unit is not vacated by September 30, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced starting October 1, 2021.
