What happened
The landlord applied for an order to terminate the tenancy and evict the tenant due to non-payment of rent and substantial interference with the landlord's reasonable enjoyment. The parties reached an agreement at the hearing.
The ruling
The tenancy is terminated effective September 30, 2023, and the tenant must vacate the unit by that date. If the unit is not vacated, the landlord may file the order with the Sheriff for enforcement starting October 1, 2023. The landlord shall waive all outstanding rent arrears, and the tenant shall be permitted to use one parking space until vacating. The tenant shall leave the unit in clean, undamaged condition and provide 24-hour notice before vacating to allow for a final inspection. The rent deposit shall be applied to September 2023 rent, and the tenant shall withdraw their previous application.
