What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective March 31, 2023. The Tenant must pay the Landlord $19,195.82, which includes rent arrears up to February 28, 2023, application filing fee, and NSF charges, less the interest owed on the last month's rent deposit. If the Tenant does not vacate by March 31, 2023, the Landlord may file the order with the Court Enforcement Office for eviction, and the Tenant will owe $62.47 per day in compensation until they move out.
