What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective January 17, 2021 unless the Tenant pays $6,345.00 to the Landlord or to the Board in trust by that date to void the eviction order. If the Tenant does not make this payment, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement. The Tenant also owes $4,977.00 in rent arrears and compensation up to January 6, 2021, plus $50.20 per day in compensation starting January 7, 2021 until the Tenant vacates.
