What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant was not present at the hearing.

The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays $400 by September 30, 2021 and $427 by October 20, 2021. The Tenant must also pay the October rent by October 1, 2021. If the Tenant fails to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and for the payment of any new arrears of rent.
