The ruling

The tenancy between the Landlord and the Tenant is terminated effective June 15, 2021. The Tenant must move out of the unit on or before June 15, 2021. The Tenant shall pay the Landlord $127.00 on or before May 12, 2021. The Tenant's last month's rent deposit, along with the $127.00 payment, shall be applied to the period of May 15, 2021 to June 15, 2021.
