What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent, damage to the premises, substantial interference, and the Landlord's need for personal use of the rental unit. The Tenant had vacated the unit prior to the hearing.

The ruling

The tenancy is terminated effective February 20, 2022. The Tenant must pay the Landlord $20,657.77, which includes rent arrears and compensation, less the rent deposit and interest. The Tenant must also pay $65.75 per day for compensation for use of the unit starting February 10, 2022 until the Tenant moves out. If the Tenant pays $26,000 on or before February 20, 2022, the eviction order will be void and the Tenant can remain in the unit.
