What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective November 20, 2020 unless the Tenant pays $1,497.13 by that date to void the eviction order. The Tenant must also pay $1,039.96 in rent arrears and application costs, plus $8.84 per day in compensation starting November 11, 2020 until the unit is vacated.
