What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective July 18, 2021. The Tenant must move out by that date and pay the Landlord $2,577.40 for use of the unit from April 1, 2021 to July 7, 2021, and $26.30 per day for use of the unit from July 8, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by July 18, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
