What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Landlord withdrew the non-payment of rent application as the monies owed had been paid prior to the hearing. The Landlord was granted a conditional pay-on-time order for a one-year period starting April 1, 2021 due to the Tenant's persistent late payment of rent over a 10-month period.

The ruling

The Tenant shall pay the lawful rent to the Landlord in full and on time for the period April 1, 2021 through March 1, 2022. If the Tenant fails to make any payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $190.00 application filing fee. If the Tenant does not pay the full amount owing by April 15, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
