What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had remained in possession of the rental unit after the termination date in the N4 Notice.

The ruling

The Tenants are ordered to pay $11,725.27 to the Landlord, which includes rent arrears up to September 28, 2020 and the cost of filing the application. The Tenants can void the eviction order by paying $11,975 on or before September 30, 2020, or $13,275 on or before October 9, 2020.
