What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The Tenants shall pay the Landlord $9,961.00, which represents the arrears of rent ($9,775.00) and costs ($186.00) outstanding for the period ending November 30, 2021. The Tenants shall pay $800.00 per month from November 15, 2021 to October 15, 2022, and the remaining $361.00 by November 15, 2022. The Tenants shall also pay the full monthly rent of $1,600.00 on or before the 1st of each month until the debt is paid in full. If the Tenants fail to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
