What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective January 14, 2022. The Tenant must pay the Landlord $3,954.30 in rent arrears and application costs, less the rent deposit, plus $34.03 per day in compensation starting December 24, 2021. The Tenant can void the eviction order by paying $5,361 by December 31, 2021 or $6,396 by January 14, 2022.
