What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the premises and substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The ruling

The tenancy is terminated effective November 15, 2021. The Tenant must move out of the rental unit on or before November 15, 2021. The Tenant shall pay the Landlord $4,548.45, which represents compensation for the use of the unit from May 17, 2021 to November 4, 2021, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay the Landlord $32.96 per day for compensation for the use of the unit from November 5, 2021 to the date the Tenant moves out of the unit, and $186.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by November 15, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
