What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective May 4, 2021. The Tenant must pay the Landlord $28,264.85 plus $78.08 per day starting April 24, 2021 until the Tenant vacates. If the Tenant pays $31,136 by April 30, 2021 or $33,511 by May 1, 2021, the Tenant can void the order and continue the tenancy. If the Tenant does not pay the full amount owing by May 4, 2021, the Landlord may file the order with the Sheriff to enforce the eviction.
