Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per the previous order issued on July 13, 2022.

The ruling

The tenancy is terminated effective April 7, 2023. The Tenant must pay the Landlord $4,217.64 less any payments made on or after January 17, 2023, representing rent arrears and application filing fee, less the rent deposit and interest owed on the deposit. The Tenant must also pay $49.08 per day in compensation for use of the unit starting March 28, 2023 until the Tenant moves out.
