What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Tenants have been persistently late in paying rent every month during the 12-month period of April 2019 to March 2020, and also since March 2020.

The ruling

For the 12-month period beginning in May 2021 and continuing for each month until April 2022 inclusive, the Tenants shall pay the monthly rent to the Landlord on or before the first day of each month. If the Tenants fail to make any of the payments required under this order in full and on time, the Landlord may apply under s. 78 of the Residential Tenancies Act, 2006 within 30 days of the breach without notice to the Tenants for an order terminating the tenancy and evicting the Tenants.
