Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent.

The ruling

The tenancy is terminated effective July 31, 2021. The Tenant must vacate the unit by that date and pay the Landlord $8,838.07 in compensation, less the rent deposit and interest owed on the deposit. The Tenant must also pay $56.95 per day from July 6, 2021 until the unit is vacated, as well as the $186 application fee. If the Tenant does not pay the full amount by July 31, 2021, interest will accrue at 2% annually on the outstanding balance.
