What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The co-tenant (VF) was no longer an occupant of the rental unit.

The ruling

The tenancy is terminated effective July 15, 2021. The tenants are ordered to pay $11,753.29 to the landlord, which includes rent arrears up to June 25, 2021 and the cost of filing the application, minus the rent deposit and interest on the deposit. The tenants can void the eviction order by paying $14,886 by June 30, 2021 or $17,336 by July 15, 2021.
