What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not attended the hearing.

The ruling

The tenancy is terminated effective October 3, 2020. The Tenants must pay the Landlord $14,563.15 in rent arrears and application costs, plus $58.59 per day in compensation starting September 23, 2020 until they vacate the unit. If the Tenants pay $15,157 by September 30, 2020 or $16,939 by October 3, 2020, they can void the eviction order and continue the tenancy.
