What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Landlord requested a postponement of eviction until May 31, 2023, to give the Tenant time to pay the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $2,298.22 by April 30, 2023, or $3,435.28 by May 31, 2023. If the Tenant does not pay, they must move out by May 31, 2023. The Landlord is authorized to deduct $37.38 per day for compensation starting March 16, 2023, until the Tenant moves out.
