Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with reasonable enjoyment and wilful or negligent damage to the premises. The Landlord also claimed compensation for damages caused by the Tenants or their guests.

The ruling

The tenancy continues subject to conditions. The Tenant, occupants, or guests must not damage any of the Landlord's property for one year from the date of the order. If the conditions are breached, the Landlord may apply for termination and eviction within 30 days of the breach.
