What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant or another occupant of the rental unit committing an illegal act or carrying out an illegal trade, business or occupation in the rental unit or the residential complex.

The ruling

The tenancy continues if the Tenant meets the conditions set out in the order. The Tenant, occupant or guest shall not commit any serious illegal act, not limited to theft of clothes in the laundry room, in the rental unit or in the residential complex. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall pay the Landlord $186.00 for the cost of filing the application.
