What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid Notice of Termination for non-payment of rent, and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective October 25, 2020. The Tenant must pay the Landlord $14,157.69, which includes rent arrears up to October 14, 2020 and the application filing fee, minus the $11,016.95 the Tenant paid after the application was filed. The Tenant must also pay $72.44 per day for compensation for use of the unit from October 15, 2020 until the Tenant moves out. If the Tenant does not pay the full amount by October 25, 2020, the Tenant will owe interest and the Landlord can file the order with the Sheriff to enforce the eviction.
