What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective November 15, 2016 unless the Tenant pays $1,324.18 to the Landlord or the Board by that date to void the eviction order. If the unit is not vacated by November 15, 2016, the Landlord may file the order with the Sheriff for enforcement. The Landlord owes the Tenant $809.51 from the rent deposit and interest, which the Landlord may offset against amounts owed.
