What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective November 2, 2020. The Tenant must pay the Landlord $2,936.53 in rent arrears and compensation, plus $175 for the application fee, and $17.10 per day for use of the unit starting October 23, 2020 until the Tenant moves out. If the Tenant does not pay the full amount by November 2, 2020, the Tenant will owe interest and the Landlord can file the order for enforcement. The Tenant can void the order by paying $3,250 by October 31, 2020 or $3,770 by November 2, 2020.
