What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Landlord also applied for an order to terminate the tenancy and evict the Tenants because the Landlord requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy between the Landlord and the Tenants is terminated as of December 25, 2020, the date when the Tenants gave vacant possession back to the Landlord. The Tenants shall pay to the Landlord $10,848.39, which represents the amount of rent owing and compensation up to December 25, 2020. The Tenants shall also pay to the Landlord $201.00 for the cost of filing the application. If the Tenants do not pay the Landlord the full amount owing on or before November 19, 2021, the Tenants will start to owe interest at 2.00% annually on the balance outstanding.
