Landlords applied to terminate the tenancy and evict the Tenants due to allegations of the Tenants using the rental unit or residential complex in a manner inconsistent with residential use and causing significant damage, as well as substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The Landlords' application was dismissed. The N7 notice was found to be invalid, and the N5 notice did not comply with the 20-day notice period required under the Residential Tenancies Act.
