What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective November 7, 2020. The Tenant must move out of the rental unit on or before that date. The Tenant must pay $97.03 to the Landlord, plus $45.26 per day starting October 28, 2020 until the Tenant moves out. The Tenant can void the order and continue the tenancy by paying $1,594.64 on or before October 31, 2020, or $2,971.35 on or before November 7, 2020.
