What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord also applied for termination based on Landlord's own use.

The ruling

The tenancy is terminated effective May 14, 2021. The Tenant must pay $4,200 to the Landlord on or before May 15, 2021. If the Tenant makes the ordered payments, the balance of rental arrears ($11,250) is fully and forever cancelled and forgiven. However, the rent forgiveness is forfeited if the Tenant continues to prosecute any Tenant application or fails to make any payment on time.
